When a renovation is the right decision
A renovation makes sense when more than the surface needs attention. Common reasons include dated filtration or chlorination equipment, cracked coping or paving, a layout that no longer suits the household, or a fence that would not pass a pool safety inspection. If the shell and layout are fine and only the interior is worn, pool resurfacing may be all you need.
Licences for renovation work
Renovation work of $3,300 or more needs a QBCC-licensed contractor, and doing more than $11,000 of work yourself needs an owner builder permit. The pool building guide explains licence checks and home warranty insurance.
The barrier during and after the work
Renovations often touch the fence. If sections are removed while the work is done, a temporary fence must be installed. Small fence and gate repairs may not need a building approval, but the barrier must still comply. The finished fence must be at least 1200mm high with no gap over 100mm underneath, and gates must not open towards the pool. The pool fence requirements guide sets out the rest, and pool fencing covers replacing a barrier outright.
Selling or leasing after a renovation
A pool safety certificate is needed when a property with a pool is sold or leased. It lasts two years for a non-shared pool and one year for a shared pool. If a sale or lease is coming, plan the renovation so the barrier is ready for inspection.
