The usual steps

How a pool project usually runs

1

Compare written quotes

QBCC suggests several builders inspect the site and give written quotes that state what is included.

2

Building approval

A building certifier approves the pool and says if an engineer or extra approval is needed.

3

Build behind a safe site

A warning sign goes up before work starts and a compliant fence is certified before filling.

4

Handover and registration

The builder shows you how to run the pool and the certifier sends the details to the QBCC register.

+ How much does it cost to build a pool on the Gold Coast?
It depends on the pool type, size, depth, interior finish, filtration, fencing and what the site needs, so a written quote for your block is the only reliable figure. QBCC suggests confirming whether the quote includes fencing, surrounds and landscaping, and the quote should include the Queensland Home Warranty Scheme premium, which applies to domestic building work over $3,300.
+ How long does it take to build a pool?
Build time depends on approvals, excavation conditions and weather, so ask each builder for a program in writing. QBCC recommends the contract covers unforeseen events such as finding rock during excavation or wet weather, and the pool cannot be filled past 300mm until a compliant fence is in place and certified.
+ Who arranges the building approval for a new pool?
In most cases the pool builder arranges it. You or the builder obtain the plans and engineering specifications and engage a building certifier, who lodges the documents with the council.
+ What licence does a pool builder need in Queensland?
A contractor doing pool building work of $3,300 or more, including materials, must hold an appropriate QBCC contractor's licence. QBCC advises checking the builder's licence and licence history before you accept a quote or sign a contract.
+ Do you need council approval for a pool in Queensland?
Every swimming pool and spa needs a building approval to build or demolish, and must be registered with the QBCC. On the Gold Coast, building approvals for pools are usually issued by a private building certifier rather than the City, and your certifier will tell you if extra approvals apply, for example building over a sewer line.
